Arrange a Valuation

We'll tell you what your home is worth based on current local market conditions, and help you sell it in a time frame that works for you. Remember, it is not the Owner or the Agent who is buying the property but the Purchaser and the property will also require a mortgage valuation if mortgage finance is required. This valuation can sometimes be lower than the price agreed. Our valuation and what the Owner is prepared to accept has to therefore be realistic otherwise the property could remain unsold.

Independent Homes uses local market analysis which is based on what properties have actually sold for, not the price they are advertised at!

We use comparables based on recently sold homes similar in size and style to the home we're trying to sell.

We will tell you how your home compares to similar properties on the market at the same time and what changes you could consider making to help achieve a sale. Simple things like cutting your grass and re-doing grout around any tiling can make a difference. We will recommend any low, or better still no, cost repairs that you could do yourself that will enhance your home's appearance.

Some agents may be more interested in taking on as many listings as possible as their philosophy is all about quantity. Independent Homes has a different philosophy. We believe in quality.

We're committed to getting your home sold at the highest price in the shortest time but will be honest and realistic in our expectations.
